Redondo Beach has it all…..great weather, proximity to the beach,a charming downtown, and plenty of housing options. One of the most affordable places to live in South Redondo Beach is Brookside Village located in the area where Prospect and Camino Real intersect. Brookside Village is a planned community comprised of 385 condominium units in 32 buildings in a park like setting and located just a short distance to the beach. The complex offers 2 pools, 3 Jacuzzis, 2 saunas, 2 tennis courts, a clubhouse, and a gym. Housing prices range from the lower $300,000 range for smaller 1 bedroom units to the high $400,000s for 3 bedroom 2 bath homes. As the complex was primarily built in the early 1970s some of the units are still original with many being totally upgraded and modernized.

South Redondo Beach has a number of areas with a real community feel. The Avenues, the Gem Streets, and the Hollywood Riviera just to name a few.
One of the more unique communities in Redondo Beach and the South Bay is located at 1800 S PCH. It is a relatively new complex with more updated finishes and layouts but what makes it unique is the setting above and what’s below. The community sits above retail and restaurant areas with a huge subterranean parking garage below. The parking is split between guest use and resident use (with the resident parking behind a gate).
The main level consists of individual detached homes that look and feel like single family homes, arranged among colorful gardens, brick walkways, gazebos and more. Other than the slightly odd parking situation, which feels more like a condo than townhomes, this is one of my favorite complexes in the South Bay. Residents seem to love the neighborhood feel and location not to far from the ocean and walkable to Riviera Village. As part of Redondo Beach, the residences also attend Redondo Unified School District and offers fantastic and highly ranked schools K-12.
Recent prices have ranged from the high $600,000 to the mid $700,000s.

Something fairly unique to Redondo Beach is what’s known as two on a lot townhomes. When most people think of townhomes they envision a row of identical looking homes with shared walls, but couldn’t be much further from what these homes actually are.
When many of the original homes were built in Redondo Beach, the homes often enjoyed great lots of 7500 feet. The original homes were simply beach bungalows or small duplexes. As these R2 lots began to dramatically increase in value they were often purchased by builders looking to increase their return by building two homes on the lot. Technically considered townhomes, or even condos due to the fact that the land is “shared” by the members of the homeowners association, for almost all intents and purposes they look and feel like single family homes.
Whereas a standard single family home for $800K may be 3 bed/2 bath and about 1400 feet and built in the 1950’s, these detached townhomes are generally newer, nicer and larger and often have 4 bedrooms, 3 or 4 bathrooms, 2000+ square feet and the built within the last 15 years. They also often have all of the luxury finishes, such as master suites with walk in closets and jacuzzi tubs, gourmet kitchens with granite counters and stainless appliances, hardwood floors, recessed lights and laundry rooms. In addition they have attached garages and most have smaller yards. Other than the architecture and often a shared driveway they really do feel like single family homes. As the “association” is simpy comprised of the two neighbors the formalities are often only shared insurance and shared landscaping. As the structures are not attached responsibilty for upkeep often falls on the individual owner which limits some of the usual “HOA” challenges and annoyances. Keep in mind that the HOA can never be disolved, but are often so informal they exist in legality only. Both front and back homes are generally equally sought after as the front unit is often brighter but sits in front of the driveway the rear unit uses, while the back unit often has a bit more sense of privacy and often has a slightly larger yard.
