Welcome to the good life. 610 The Village #302 is a rare top floor ocean view studio in the heart of Redondo Beach. This is the perfect home for those looking to transition from renters to owners, for those that travel, or those that just want an affordable home at the beach. The home is ideal and the complex is fantastic. Enjoy 2 sparkling pools, multiple jacuzzis, access to the state of the art fitness center at neighboring Ocean Club, on site store and more. Located just east of King Harbor and the Redondo Beach pier and just steps to the beach.
One of our favorite areas of North Redondo Beach is a small pocket bordered by Vail Ave, Manhattan Beach Blvd, Inglewood Ave and Robinson St called the TRW Tract. What makes this neighborhood unique is basically the larger lots and restrictive zoning. This pocket has none of the townhome buildings that are so prevalent in the rest of North Redondo Beach. This means that it’s comprised of single family homes. Most of these were built in the 1940’s and 1950’s and were smaller single level. Combine this with the larger lots and you get a feeling of neighborhood and space unseen in most of the surrounding areas.

The community is just across the street from Northrop Grumman but long ago the campus belonged to TRW and with so many engineers living in the neighborhood…..the name stuck. Prices for homes in this neighborhood vary considerably as there are still many “original” type homes for sale starting in the $800,000 with a number of major remodels or new construction homes well in the $1.6M+ territory. Mix in some tree lined streets and local elementary schools just down the street and it makes for a great sense of community.
Builders, flippers and remodelers have decided this is a hot area so we’re seeing more homes being torn down, new homes being built or majorly renovated and more people are steering towards this wonderful neighborhood.

If you’re remodeling your home in Redondo Beach here are some tips on what projects might give you a good return on your investment.
Redondo Beach has it all…..great weather, proximity to the beach, a charming downtown, and plenty of housing options. One of the most affordable places to live in South Redondo Beach is Brookside Village located in the area where Prospect and Camino Real intersect. Brookside Village is a planned community comprised of 385 condominium units in 32 buildings in a park like setting and located just a short distance to the beach. The complex offers 2 pools, 3 Jacuzzis, 2 saunas, 2 tennis courts, a clubhouse, and a gym. Housing prices range from the lower $300,000 range for smaller 1 bedroom units to the high $400,000s for 3 bedroom 2 bath homes. As the complex was primarily built in the early 1970s some of the units are still original with many being totally upgraded and modernized.

Current Brookside Village Condos for Sale
Without question the highest priced home currently on the market is the oceanfront home located at 709 Esplanade in South Redondo Beach. While there are numerous condo complexes on the Esplanade there are only a very small number of single family homes along Redondo’s waterfront street. 709 Esplanade is pretty unique in just about every way. While the location is the primary selling point the home is absolutely huge offering somewhere between 8,800 and 9,200 square feet. The home features 5 bedrooms and 6 bathrooms, many of which enjoy incredible and unblockable views. With 51 feet of ocean frontage this home is rare indeed.
The home has been on the market for almost 5 months and has an interesting history on the market. It was on the market back in 2012 at $10,000,000 but was absolutely not the home it is today. Picture almost 10,000 feet of pink tile and that pretty much sums up what it was like. They struggled to sell and after many price drops and several realtors it finally sold at $6,350,000 in 2015.
The current owners did an extensive remodel of just about every surface to get it up to it’s current updated and clean look. Being so unique they’re also searching for a unique buyer that can afford the price tag and wants a massive home in an area that a home half it’s size would be considered massive. They’ve had one price reduction from the original $14,200,000 and it’s currently listed at $13,700,000 by Ed Kaminsky of Christies Strand Hill.
The Redondo Beach real estate market kept up a torrid pace for August of 2018 with 83 closed home sales at a median home price of $1,165,000. The market has shown little signs of slowing down beyond the usual end of summer lull which appears to be temporary. As of August 30th there are 106 homes currently on the market with the biggest number clearly being the oceanfront home at 709 Esplanade priced at a whopping $13,700,000.
