Whether it is just a temporary blip in the market or the beginning of the long awaited turn around is yet to be determined but the market activity since the beginning of the year has been a dramatic change from the end of 2011. Manhattan Beach real estate has always remained strong, from a pricing perspective, compared with most of California, but recently we’ve scene numerous sales with multiple offers, over askin price offers and very brief days on market.
The chart above says everything….with a huge jump in pending home sales not seen in years. As of March 16th there are 86 pending home sales in Manhattan Beach which is truly an unbelievable number. With median home prices around $1.3M, there are few lower priced options in the area and homes sales have remained strong in the luxury home market in Manhattan Beach, with 36 of the pending sales priced at $1.5M or higher. I had two recent closings that made me take a moment and really think about how real estate is more than just a transaction or deal. One was a short sale listing of mine and the other a standard sale. Both showed little to no emotion about selling the homes during most of escrow until the end, when the finality of closing escrow really means. The first, being a short sale, seemed mostly relieved that the sale may actually happen and they could move on with their lives. It didn’t strike me just how emotional it was when I asked them if they could help the new owner open a door that seemed locked and the response was that it was just going to be too painful to go back. Even with a short sale it’s still a home full of memories and emotions.
The second client of mine showed absolutely no emotion, but when it was the day of the “final look” she really had a hard time. We often get so caught up in the challenges of selling a home and navigating it through escrow that it’s easy to forget that it’s more than just a deal and it’s the end of a chapter of someone’s life. It’s nice to be reminded of that once in a while.

Hollyglen, Hawthorne in the Wiseburn School District
When we were at the peak of the market the townhomes in the Fusion complex drew a great deal of interest for many couples and singles priced out of the nearby Beach Cities. Fusion is technically on 149th Street in Hawthorne, but is just off Aviation Blvd and directly across the street from Manhattan Beach. As the market cooled so did the prices in Fusion and we’re now seeing smaller 2 bedroom townhomes selling close to the $400,000 range.
